Gangyue·Jingyunxuan, Yantian District, Shenzhen. Interior area: 134,000 m². A mixed redevelopment community with commercial, relocated and public rental housing. Bordering East Haidao landscape axis; Metro Line 8 open, future links to Line 18 and Pingyan Railway. Yantian’s roots: salt industry and port, hills behind, sea in front.
Real challenge: three resident groups, vastly different cost standards, twostar green building minimum, and frequent Hong Kong commuters. Design must resolve all·not just a showroom. Architecture, landscape, interior integrated by HUAYI DESIGN.
Public areas: No cultural symbols. Whitegray roughcast with yellow stone chips echoes salt flats.Stainless steel slots follow Lingnan tileroof eave spacing. GRG curved corners mimic the bay. Materials speak. Key functional provision: marketing center designed for later community living room·separate circuits, removable walls, finished selfleveling floor.
Unit system: Three show flats (light luxury, natural wood, modern minimalism) share one logic: 111 m² → 10 m² living balcony; 89 m² → adjusted master bath & study; 77 m² → added sideboard & secondary wardrobe. Interiors restrained·wide horizontal spans, wood/linen/stone finishes, letting mountains and sea take lead. For Hong Kong residents: wide frontage, double sliding doors opening living + secondary bedroom into 7.2m hall, kitchen counter 630mm deep, wholehome smart controls for remote operation·making “work in HK, live in Yantian” real.
