Encore 1788 Residences Double Bay , developed by SJD Group, is a landmark in super-luxury living, continuing the legacy of the award-winning 1788 project. Located at 28 Cross Street on a 1,041 m² site, the development comprises 15 bespoke apartments—including two penthouses and two sub-penthouses—above six ground-floor retail tenancies and a publicly accessible arcade linking Cross Street and Knox Lane. Two basement levels provide integrated parking, EV charging, and seamless connection to the existing 1788 car park. The project was completed on 6 June 2025, achieving an average apartment sale price of $46,000 per square metre.
Encore 1788 demonstrates innovation in both design and construction. Residences feature bespoke joinery, solid stone finishes, coffered and coved ceilings with integrated LED lighting, full home automation, and premium Sub-Zero Wolf, Gaggenau, and Miele appliances. Architecturally, the building is distinguished by curved precast façades, fluted stone balcony walls, breezeblock feature screens, and standing seam zinc cladding, creating a refined presence while addressing structural and waterproofing challenges.
Constructing the two-level basement below the water table in a flood-affected zone required advanced engineering solutions. A fully waterproofed CSM piling wall system, monolithic hydrostatic slab, active dewatering, and bentonite-treated shotcrete were innovatively combined to resist hydrostatic pressures and buoyancy forces. Delivered during COVID-19 disruptions, supply chain constraints, and record rainfall, the project relied on close collaboration between SJD Group, the builder, consultants, and purchasers to maintain program, manage risk, and protect high-value finishes.
Market response was strong, with many apartments sold prior to completion and purchasers engaged in bespoke design choices. Beyond residences, Encore 1788 revitalises the public domain, activates retail, and strengthens the Double Bay village.
